Process and Costs: Commercial Screening.

PROCESS: Applicants can apply via our on–line service from any computer connected to the internet. A link to our Commercial Application is provided below. You must first provide a potential applicant with your “Access Code”. Tenant–Net will provide this number to you when you sign up. Once the applicant has your Access Code, and upon the tenants logging into the system, the computer software will recognize the number, and know where that application should be sent (via email to you and to us for background screening).

  • A. With entity applicants, Tenant–Net will conduct an extensive background check of both the entity, and its principal officer, official or partner. The party selected would customarily be that person who guarantees the lease performance on behalf of the entity, but it need not absolutely be the same party. In effect, Tenant–Net conducts two full background searches. Results are mailed to you the next business day in a priority package, all documents tabbed and fully broken out for easy use and access. Our on–line system includes a credit card/merchant account feature which automatically bills your applicant for our fees. YOU PAY ZERO.
  • B. With Sole Practitioner/Private Parties, the applicant must still apply on–line; however, the search does not involve an additional entity applicant. Only the individual party is reviewed. Results ar emailed the next business day as with entity applicants. The elimination of a second search, and corresponding the Dun and Bradstreet Business Profile, is the reason why the costs for this service are reduced. The on-line system, as noted above, has automated applicant billing via their credit card. YOU PAY ZERO.
  • C. With Self Storage Applications, parties can apply one of two ways. One option is on–line. An Owner – Manager can provide any potential renter with their unique access code. The rental applicant will use this code to apply on–line. The completed on–line storage application will be emailed to the Owner – Mananger and to Tenant–Net for processing once the renter's credit card has been charged our search fee. The second option is for a renter to fill out a version of our printable application form. The Owner – Manager can then fax that to us at 1–800–200–7005 or it can be emailed to Tenant–Net. Owner – Managers will be billed directly by Tenant–Net if they opt for this method.

COSTS: $95.00 for an entity screening with principal officer included. This would be the search for applicants that are S or C Corporations, Limited Partnerships, General Partnerships, LLCs, LLPs and for parties practicing as a “D/B/A”, for example James Martin doing business as Martin Plumbing and Heating. This search DOES include a background check of the entity, including a Dun and Bradstreet business profile/report, as well as a personal background search of the entities principal officer, partner or official.

  • $40.00 for a sole practitioner/private party that is not operating as a D/B/A, for example, James Smith, Attorney at Law. PLEASE NOTE: a single party search would NOT include a Dun and Bradstreet business profile/report, but does include a full Trans Union Tradeline Report on your applicant, with a FICO scoring model.
  • $25.00 for a search of any applicant seeking to rent a commercial storage unit. This search would NOT include a Dun and Bradstreet business profile, but would include a Trans Union Tradeline Report on your applicant, along with a FICO score. Searches of the Secretary of State and Registry of Deeds would NOT be undertaken as part of this service/product.
