RESIDENTIAL

A residential background check costs $25.00 per person screened. Each search will include the following checks:

  1. Full Credit Report – We will provide a full tradeline report on your prospective tenant. You can review your applicant's financial history, see their credit score, and verify their indentity.
  2. Eviction Report – Tenant-Net has the most extensive and updated Maine eviction database in the industry.
  3. Tenancy History/Report – Our members submit detailed reports regarding their tenants. These reports are specific, objective and identify both the good tenants and the bad.
  4. Prior Applications Report – Our database tracks prior applications of a particular tenant.
  5. Sexual Predator/Offender Check – Tenant–Net will conduct a search to see if your potential tenant has a past conviction as a sexual offender.
  6. US Marshal's Search – Tenant-Net runs your tenants name through the US Marshal's Service list of known and wanted fugitives.
  7. Money Judgments – Tenant-Net also checks its database of Maine collections, small claims and disclosures to determine if your applicant has been the subject of a Money judgment Court action.
  8. U.S. Bankruptcy Court (Maine) – We also research records in the US Banruptcy Court for Maine to see if your applicant has ever been party to a bankruptcy proceeding.

COMMERCIAL:

ENTITY

The cost for a background search on an entity (Corporations, LLCs, Partnerships, D/B/As) is $95.00, however, your TENANT WILL PAY THE FEE WITH THEIR CREDIT CARD. You pay nothing.

A Commercial background search will include the following inquiries by us:

  1. Dun & Bradstreet – We will run a check on the entity applicant through Dun & Bradstreet the nation’s premier source of business intelligence.
  2. Trans Union – Tenant–Net provides a full credit report with FICO score on the principal officer or official of the entity.
  3. Eviction Check – We will check our database of Maine eviction records to determine if either the entity applicant or its principal officer has been subject of an eviction.
  4. Money Judgments – Tenant-Net also checks its database of Maine collections, small claims and disclosures to see if either the entity or its principal officer has been the subject of a Money Judgment.
  5. US. Bankruptcy (Maine) – Tenant-Net will also research records in the U.S. Bankruptcy Court for Maine to see if either the entity applicant or its principal officer/official have been the subject of a bankruptcy proceeding.
  6. Tenant–Net Proprietary Records – We will search our database of past applications and Reports of Tenancy filed with Tenant-Net to learn if either the entity applicant or its principal officer is identified in responsive records.
  7. Secretary of State – Tenant–Net will search the Maine Secretary of State records for adverse liens against the entity and its prinicpal. In addition, we will confirm the entities “good standing” with that office.
  8. Registry of Deeds – We will also check applicable County Registry of Deeds for adverse filings. This service is currently only set up for York-Cumberland Counties, but other counties will be added soon.
  9. Department of Professional and Financial Regulation – Does your applicant hold a state license, and are they in good standing.
  10. Better Business Bureau – Tenant-Net checks here for your applicants reported business reputation.

SOLE PROPRIETOR

The cost of a sole proprietor background search is $40.00.

  1. Trans Union – Tenant-Net provides a full credit report with FICO score on your applicant.
  2. Eviction Report – We will run you applicant against our database of over 88,000 Maine eviction records.
  3. Money Judgments – Tenant-Net also checks its database of Maine collections, small claims and disclosures to see if your applicant has been the subject of a Money Judgment.
  4. U.S. Bankruptcy Court (Maine) – Tenant-Net will also research records in the US Bankruptcy Court for Maine to see if your applicant has been the subject of a bankruptcy proceeding.
  5. Tenant-Net Propriety Records – We will search our database of past applicants and Reports of Tenancy file with Tenant-Net to learn if your applicant is identified in responsive records.
  6. Secretary of State – Tenant-Net will search the Maine Secretary of State records for adverse liens against your applicant.

SELF STORAGE

Tenant-Net can also screen applicants looking to rent self storage units. The cost for this service is $25.00. Costs are paid by the rental applicant if the application is undertaken on-line, otherwise the Owner is directly billed. The following steps are taken to complete this background check:

Tenancy Reports: $4.00 Credit Per Report

Tenant-Net relies upon its customer-members forwarding updated reports when their tenants leave a unit. Those customer-members earn a $4.00 credit for every report sent. Why? Because by sending us this valuable information, it becomes part of our extensive rental history database. It helps us, and helps you!

Free Forms: $0.00

Tenant-Net provides all the forms you will ever need to access our products and services, all without fee. They can be downloaded off this website, or we can send them to you on CD. Not only do the forms permit easy access to Tenant-Net, but all of them are specifically designed to keep our customer-members compliant with the governing Federal Fair Credit Act.
